NatureWalk at Watersound Origins is a gated, non–short-term-rental neighborhood in Inlet Beach, Florida, built by Kolter Homes inside St. Joe's larger Watersound Origins community — about two miles north of Scenic Highway 30A and the Gulf. It's the only gated neighborhood within Watersound Origins, and it's designed for full-time residents, second-home owners, retirees, and families who want a quiet, cohesive, golf-cart-friendly community with quick access to 30A — without living in a vacation-rental neighborhood. Homes range from roughly 1,600 square feet up to about 3,500 square feet in two- to six-bedroom plans, and nearly every lot backs up to a pond, lake, or nature preserve rather than another house.

What makes NatureWalk different

Watersound Origins is a wonderful, growing community, and I love all of it. But NatureWalk is its own special pocket, and the difference comes down to how thoughtfully it was planned.

NatureWalk was built start to finish by a single builder, Kolter Homes, so the whole neighborhood feels cohesive and considered. Wider streets. Wide sidewalks. Consistent, coastal architecture. And a set of design standards that keep that feeling intact over time. Every backyard, for example, has the same four-foot, see-through metal fence — the idea being that when your backyard opens onto a pond or a preserve, you don't need to wall yourself in. The result is an open, airy, connected feeling across the whole neighborhood, and it's one of my favorite things about living here.

The streets are lined with young live oaks, too. As they mature, they'll arch into a canopy over the roads. It's already pretty; in a few years it will be stunning.

Backyard living, by design

NatureWalk was built for backyard living, and you feel it the moment you arrive. Almost every homesite backs up to a pond, a lake, or a protected preserve — in fact, only about 3% of homes back up to another home. That's rare. In a typical neighborhood, the perimeter lots get the views and the interior lots look at each other; here, the natural water and preserve features were woven all the way through.

Step outside on any given morning and you'll see exactly what the planners were going for: neighbors walking dogs, parents pushing strollers, walkers and bikers, and golf carts gliding by. 

 

Living up to the name: gardens, birds, and real Florida nature

The name NatureWalk isn't marketing — it's just true. In my own backyard I've built two butterfly gardens and put up bluebird houses on either side of our pool, and every year the bluebirds nest there and raise multiple broods. I'm part of a group of neighbors working to start a community garden club, because so many of us are drawn to exactly this kind of life.

You'll see egrets, blue herons, and pelicans, and because the neighborhood is built around ponds and preserves, you really are living in nature. That's part of the charm — and part of being a good neighbor to the landscape. It's worth knowing that this is genuine Northwest Florida habitat: alligators, coyotes, and the occasional black bear are part of the ecosystem here, just as they are across South Walton. Residents simply learn to be nature-smart — keep an eye on small pets near the water, secure the trash — and in return you get a backyard that feels like a private nature preserve.

Two sets of amenities — yours and the whole community's

This is one of the best-kept secrets about living in NatureWalk: you get two amenity packages, not one.

The Gathering Place is NatureWalk's resident-only clubhouse and social hub. It includes a fitness center, a resort-style pool with a sundeck and cabanas, an event lawn, a firepit, tennis and pickleball courts, and a playground. Because we maintain our own amenity center, NatureWalk homeowners pay a little extra within the Watersound Origins HOA — a separate amenity assessment with its own budget — and in return we get an amenity center I think is outstanding.

Watersound Origins amenities come on top of that. As a NatureWalk resident, you also have access to the broader community's offerings, including the Origins Golf Club — a 10-hole par-3 course that Golf.com named one of the "World's 25 Best Par-3 Courses" — plus footgolf, additional fitness facilities, nature trails, and a dock on Lake Powell for kayaking, canoeing, paddleboarding, and fishing.

The golf-cart lifestyle

If you've spent time on 30A, you know the golf cart isn't a novelty here — it's a way of life. NatureWalk is built for it, and St. Joe planned the whole area around it.

From your driveway, you can ride your cart straight to Watersound Town Center — our anchor for everyday life (more on that below). And because St. Joe kept the speed limit on Watersound Parkway at 35 mph, the route is street-legal-golf-cart friendly. Head south on the parkway, cross Highway 98 at the signalized intersection, and you can continue into the Watersound Club (if you're a member) or carry on down to 30A itself, which is also 35 mph. From there you can cruise east or west along the coast.

A few local rules worth knowing, because they trip people up: a couple of the beach towns restrict golf carts. Rosemary Beach and Alys Beach don't allow them, and Seacrest Beach allows them for owners only. You can still shop and dine in those areas — you just can't bring your cart in. Head west on 30A instead and you can ride all the way to the Watersound Beach Club on the Gulf, Watersound Beach, and Prominence (home of The Big Chill).

(Golf-cart and low-speed-vehicle rules can change, so it's always worth confirming current local ordinances — I'm happy to walk you through the latest.)

For cyclists and walkers, St. Joe built a multi-use path that runs from Watersound Origins all the way down to 30A — about a two-mile walk, bike, or golf-cart ride. Once you reach 30A it connects to the Timpoochee Trail, the beloved paved path that runs about 18.5 miles from Dune Allen all the way to Inlet Beach, passing state parks, coastal dune lakes, and a dozen beach communities. It's one of the most popular things to do in the whole area.

What are your beach access options from NatureWalk?

You don't have to belong to a private club to enjoy the beach here — though that's an option too. Here's how my buyers typically get to the sand:

Inlet Beach Regional Access is where most people go, and it's wonderful. It's the largest of Walton County's regional beach accesses, with about 117 parking spaces, three dune walkovers, restrooms, outdoor showers, seasonal lifeguards, and ADA access — all just east of Rosemary Beach. It's an easy bike or golf-cart ride from NatureWalk, and it's not unusual to see neighbors pedaling out of the town center with beach chairs strapped to their backs or stacked in a basket, headed to spend the day.

State parks and public access points add even more options, most reachable by bike or cart along the Timpoochee Trail: Camp Helen State Park and Lake Powell sit just east near Inlet Beach, with Deer Lake State Park and Grayton Beach State Park farther west along 30A.

Watersound Club members also enjoy access to the club's Gulf-front Beach Club. If a buyer is weighing membership, I can explain exactly how it works and whether it fits how they plan to use the beach.

Watersound Town Center: a real hometown, two miles from the beach

Here's what truly sets this part of 30A apart. St. Joe designed Watersound Town Center to be the hub of the area, and Watersound Origins was the first neighborhood built around it. You can't reproduce this on 30A itself.

It's anchored by a full-size, full-service Publix grocery store, with a Jersey Mike's recently opened alongside it, and plans for roughly 400,000 square feet of retail, restaurant, and office space at build-out — and it grows almost every month. Already you'll find names like Starbucks, J.McLaughlin, Ambrosia Prime Seafood & Steaks, Scout Sports Tavern, and Johnnie-O, alongside local favorites, with new shops, restaurants, and lifestyle and athletic stores opening regularly.

What I point out to relocating buyers — especially families and retirees — is the healthcare that's already here: an Ascension women's diagnostic center, dermatology, internal medicine, OB-GYN, dental, and chiropractic care, all within the town center. Add the covered pavilion that hosts Sunday farmers' markets and free concerts, and you have a genuine hometown lifestyle just two miles from the sand. That's a quality-of-life combination most beach communities simply can't offer.

Schools and family life

One of the biggest reasons families relocate to this area is the schools. The Walton County School District is consistently one of the top-performing districts in Florida — it ranked second in the state for graduation rate (about 97.4% in 2023–24) and routinely posts math and reading proficiency well above the statewide average. The South Walton schools that serve this area are highly rated, and South Walton High is home of the Seahawks. (School zoning can change, so I always confirm current assignments for a buyer's specific address.)

I recently helped a family relocate all the way from the Dallas area for exactly this reason. They wanted smaller, more personal schools than what they'd known in a big metro, and more room for their three young boys to play sports. They ended up building in Watersound Origins — and I helped them with everything, from choosing the lot to selecting the floor plan. Their move was driven entirely by the South Walton lifestyle: excellent schools, abundant youth sports, and a real sense of community. That story plays out here over and over.

One of the sweetest everyday touches: the Dune Lakes Elementary school bus picks up and drops off the neighborhood children right at The Gathering Place, our amenity center, every morning and afternoon (it serves stops throughout Watersound Origins as well). In the afternoons you'll see the kids hop off the bus to parents waiting to walk them home — and more often than not they're back at the pool minutes later, having changed at home or simply brought their suits and towels along to change in the clubhouse bathrooms. It's contained, safe, and genuinely charming, and it's the kind of small thing that tells you what daily life here is really like.

Building or buying in NatureWalk: why my experience matters

NatureWalk homes are semi-custom, and that's where having built here myself really pays off for my clients. Tom and I have built three homes in NatureWalk, so I've lived the entire process — and I can guide you through it step by step.

That means helping you weigh the pros and cons of different lots (pond versus preserve, sun orientation, privacy, resale), choosing the floor plan that actually fits how you live, and then navigating the design phase. I'm familiar with the structural and design options Kolter offers and how each one affects you — what's worth doing up front, what you can add later, and what protects your value down the road. Whether you're buying an existing home or building from the ground up, you'll have someone in your corner who has done it, not just sold it.

Why I bought here, too: the St. Joe vision (and the insurance angle)

I'll be candid about something I tell every buyer. As a broker, I like to buy where I believe values will appreciate — so I study St. Joe's long-term vision closely, and it's a big reason Tom and I chose to build here ourselves.

Walton County is consistently ranked among Florida's fastest-growing counties, and St. Joe's master plan for this region is entitled for an enormous amount of future growth. The build-out is moving north — Watersound Origins West and new neighborhoods like Lafayette Park and Arbor View are underway — and there's a planned expressway heading north across the Intracoastal Waterway that will improve access toward Highway 79 and the Northwest Florida Beaches International Airport. My read — and it is my read, not a promise — is that the established neighborhoods inside Watersound Origins, including NatureWalk, are exceptionally well-positioned as that growth continues around them.

There's also a practical advantage that doesn't get talked about enough: insurance. NatureWalk homes are new construction, built to current Florida building codes. Many of the older homes along 30A can be surprisingly expensive to insure, so a newer, code-built home can be meaningfully more affordable to own year over year. For a lot of buyers, that's a real and lasting part of the value here. (Future development plans can change, and real estate values are never guaranteed.)
